Navigating the Future: Potential Locations for ALBA’s Home Venue

Here is some enlightenment about the trade fair idea

Thanks for the link. Interesting idea for development on the old airport site – at first glance. I’ll take a quick look at the two locations discussed in recent days from an urban and traffic planning perspective.

Unfortunately, neither the real estate developer Reinhard Müller nor the article address the challenging question of the traffic development of a concert and event location on the Runway of the former Tempelhof Airport Tempelhofer Damm has a traffic load of around 42,000 vehicles/24 hours (as of 2019, more recent figures should be published later this year), which, together with Hohenzollerndamm, represents the highest value in the southern inner city area (other small sections of road have a higher load, but T-Damm is permanently “closed” over a stretch of 1.5 km as the main north-south traffic axis during peak times). Added to this is the parking situation, which would currently not even come close to meeting the needs of an exhibition center including a multi-purpose arena on the runway and would require the construction of additional infrastructure for stationary traffic (parking garage/garages).
The public transport connection is no less suboptimal and actually an even bigger problem: U6 (Tempelhof, Paradestraße, Pl. d. Luftbrücke), two bus lines (M43 East-West and 248 North-South, each stop Pl. d. Luftbrücke) could currently not (additionally) cope with the demands of regular and seasonal major events (ALBA, sports club x plus trade fairs and concerts, which already take place there anyway).
If the access option were to be via the south-western field entrance rather than the airport building, a walk of at least 1,100 meters from S+U Tempelhof would be the only viable alternative for public transport access, which would be at the limit of what is reasonable for people with walking difficulties and elderly guests. An access route via the northern edge of the runway (Columbiadamm) would also mean a walk of at least 1,100 m to the runway from U Pl. d. Luftbrücke.

Purely in terms of location and development concept, and ignoring the development problem, I would actually find an arena on the runway interesting. However, financing would be the next challenge, which brings us to the next location mentioned in the Berliner Morgenpost article.

Reinhard Müller’s concept, as I understand it, envisages a re-use of the properties of the Exhibition grounds which in turn is intended to partially finance the structural development of the airport runway. Reuse would mean partial or complete dismantling of the existing structures and new construction. What exactly will happen in the coming years and decades at the radio tower/trade fair triangle is currently still up in the air. Politically, the trade fair grounds have been given several boosts in recent years for precisely this use, and the financially voluminous renovation of the exhibition halls, including Berlin’s largest photovoltaic roof system (15,000 units), is unlikely to give way to the new vision of an investor consortium in the medium term.
The two halls mentioned by @marvo, CityCube Berlin and Hub27, which are located at the wonderfully accessible south entrance to the exhibition center, would be a good fit in terms of location. I have no idea about any plans for conversion, nor whether the capacity of either of the two buildings would be sufficient for multiple sporting/cultural uses; that would have to be assessed by someone else. In any case, the urgently needed conversion of the Funkturm motorway triangle (planned capacity 20,000 vehicles/24 hours, currently: 230,000) would be a challenge in terms of development at the exhibition center. It is estimated to take 8 years to build, but has been delayed due to a lack of building permits and the federal government’s billion-euro savings plans for motorways, among other things. Accessibility for private motorized transport would then be severely impaired during this time.

In short: if a political majority were to support the move of the trade fair to Tempelhof and, contrary to my expectations and assessment, the associated traffic problems could be solved at the same time, this would open up options for a new venue for the male albatrosses at both locations. That’s a lot of subjunctive and we haven’t even talked about the question of the implementation period (certainly in double figures).
