OLBIA. Time passes without decisive turning points for the Geovillage. Kept alive only a few sports facilities – football fields, tennis and sports hall – the only structures that have been back in operation since last September thanks to an agreement between the bankruptcy trustees and the Olbia football team which has entrusted them. For the rest, the future of Geovillage is still at stake. And its present is made up of abandonment and decay. Of green and stagnant water in the swimming pools, of flower beds transformed into uncultivated woods, of damage resulting from vandalism. The former Docche empire is still without a new owner and the reopening of the maxi industrial complex still seems to be a long way off. After the court rejected the only offer submitted for an 18-month transitional lease, there is still no notice for the sale of the property, while the entire compendium that was unplugged on December 31, 2020 returning in the readiness of bankruptcy six months later, it continues to drift.
Energy devourer. The sports facilities are the only ones to have returned to operation, escaping neglect and allowing various companies to return home, after having emigrated elsewhere for months. But the current reality is not all plain sailing. It is true that they are in operation, but at what cost. There is no electricity and the sports clubs have had to make do to turn the light back on. Hermea Olbia, the women’s volleyball club, which has resumed training at Geopalace, as well as judo, knows something about it. “The sports hall is powered by a current generator – explains the president of the sports club, Gianni Sarti, who is also the president of Cipnes – We have electricity because we have resorted to a generator, with very high costs borne by the ‘Hermaea. An exorbitant expense that we face with difficulty while the cash desks are languishing, just as we bear the costs of cylinders for hot water in order to guarantee the use of showers ». The football fields are powered through a connection to the meter of the condominium which is located inside the Geovillage, for the tennis courts, on the other hand, a direct connection has been made to Enel. Each company pays for the electricity costs out of its own pocket.
Agreement with Olbia football. Last September, after an important mediation by the Municipality, the signatures between the football club, the bankruptcy trustees and the bankruptcy judge had arrived to establish Olbia football as the only manager of the sports facilities in consideration until November 2022. From there, the green light to agree with other subjects and thus reactivate the other structures. To date, only the swimming pool has not yet restarted.
Now it is in dire conditions.
Sos call for tenders. The Geovillage awaits the new buyer. But there is still no trace of the tender notice. A meeting is planned between Cipnes and bankruptcy trustee to define the tender procedures and establish the auction value of the asset. The crux is to find an agreement because there would be differences between the appraisals made by Cipnes and those of the bankruptcy trustee. Times, therefore, are getting longer. To the detriment of the value of the complex. After the project of a provisional management that would have ensured the reopening in a short time, it was hoped for a speedy procedure for the sale.
The risk is that the real estate assets already heavily marked by a year and a half of closure, may continue to deteriorate attacked by neglect.
